Pearlfisher facilitates non-bank property finance opportunities for wholesale investors principally through participation in first and second mortgage debt facilities.
The structure of investor participation in all Pearlfisher facilities is specifically designed to protect investor capital and returns first, ahead of any performance-based returns available to Pearlfisher.
The experience gained by the Directors of Pearlfisher over the past 25 years in the property finance sector has been invaluable in assessing the continued change in market cycles and positioning the business for changing opportunities.
The risk profile of investments is assessed on a transaction-by-transaction basis, and all opportunities are subject to meeting Pearlfisher’s credit approval prior to seeking investor commitment. Key considerations when assessing specific transactions:

Security – in-depth due diligence on underlying assets and any potential hurdles to timely facility repayment.

Specific characteristics – consenting, geotechnical and in-ground risks, construction pricing, tenant quality and lease term.

Construction feasibility – capability of the borrower, contractor and professional team, analysis of feasibility and procurement methodology.

Covenants – borrower’s experience, track-record and ability to meet their obligations.

Exit - term of the facility and options surrounding take-out to effect repayment.

KPMG undertakes a full financial and management audit of the Pearlfisher business on an annual basis. This provides an independent assessment of financial reporting and more importantly, ensures the management, systems and operations of the Pearlfisher business are constantly monitored and reviewed to maintain the highest standards.
AML Compliance
Pearlfisher maintains strict adherence to the requirements of The Anti-Money Laundering and Countering Financing of Terrorism Act 2009 (AML/CFT Act) and meets all compliance and regulation as required under the act, including regular AML audits.
